eNews: Notice for Pool Parking Lot

Update: September 27, 2021

Dear Residents,

We are excited to announce that work on the adult pool and spa is continuing.

Please be advised that the parking lot for the Stonegate North Villages pool will not be accessible tomorrow — Tuesday, September 28, 2021. The parking lot will be utilized with multiple construction vehicles as work is done.

Thank you for avoiding the area, helping us ensure resident safety, and allowing our construction crews the access needed.

With appreciation,
The Stonegate North Villages Board of Directors

eNews: Water Allocations on Open Space Tract

Update: September 23, 2021

As addressed in the June newsletter, the Stonegate North Villages Metropolitan District (SNVMD) has its water and water services provided by the Stonegate Village (SVMD) Metropolitan District. The Stonegate North Villages board of directors has asked that residents be notified that we have met our water allocation for the season for the common tract landscaping areas highlighted in pink on the attached map.

Notification was made from Stonegate Village to Stonegate North Village that the allocation has been met for one irrigation water tap – and that Stonegate Village has authorized the water be turned off. The other two irrigation water taps for Stonegate North Villages continue to be under the usage calculation provided by Stonegate Village. This is the first year that the Stonegate Village has placed irrigation water usage limitations and our board members are working to see if there is a solution to having met the allotment. To that end, our landscape contractor, Brightview, has sent a written request to the Stonegate Village board of directors requesting reconsideration of the decision to turn off the one tap – and requesting that irrigation usage be looked at cumulatively across all three taps.

Please note that since this is the first year of being placed under water usage limitations, we are hopeful that the solution proposed will be considered and implemented by the adjacent district. That said, we wanted to inform residents about the possibility of these areas going dormant earlier than the others. We will continue to be diligent in our management of the common areas so that we can avoid any possibility of water restrictions creating a negative and long-term impact to any turf or the existing mature plants. The district may need to evaluate incurring costs, including to hand water trees, to ensure we are avoiding issues – and meeting our installation agreements and warranties on trees and plantings.

Thank you for your understanding and patience – and please know we will continue to provide updates on water usage, landscaping, and other district matters on the website, in eNews and in the monthly newsletter.

Thank you!

Community Updates

District Maintained Fencing, Jordan Road Enhancement Project and New Tree Program Updates

We wanted to update community members on several projects within the district.

  • The portions of perimeter fencing owned and/or maintained by the district have had scheduled repairs completed. The contractor that has been retained to stain the public view portions for those repairs will commence on Monday, July 12th at 8:00 a.m. Weather permitting, the project should be completed by the following Monday, July 19th
  • As reported last month, our District Board of Directors obtained proposals to make some capital improvements to the turn area along Jordan Road, between Aventerra Parkway and Market Street. The 2021 portion of the project includes transitioning a great deal of unusable high-maintenance and expense bluegrass turf to native seed — and adding thirty (30) deciduous and pine trees. Future improvements being considered will be a crusher fine path heading from Market Drive between the homes at 9424 and 9448 to the public sidewalk off of Jordan Road. The landscape contractor selected for this project will commence work on Saturday, July 10th, with some chemical spraying of the turf areas to be transitioned to native seed.
  • We are pleased to report that the district has had four members show interest in obtaining a proposal to have a tree(s) added to a common tract next to their lot. If you are interested in obtaining a proposal to have the district add additional trees, not covered under the district’s Spring tree replacement program, to the district open space landscape near your home, please contact PCMS at 720-851-8178.

Have a great weekend!

Perimeter Fence Repair Update

District Maintained Fencing: Our Board of Directors received an update that our 2021 fence repair project has been delayed due to the weekly weather patterns that have set them back several weeks. The contractor is estimating that the repairs should begin between June 14th and June 25th. The contractor will be mailing letters to those residents who will have fence repairs completed late next week — and plan to have the repair areas marked next week as well. As part of the preparation process for this work, if you receive a notice that work on the perimeter fence abutting your lot will occur, we ask that you make sure that there are no obstructions on or near the fence. This includes, but is not limited to: any trees, limbs, roots, shrubs, landscape planting beds, etc., that would impede the progress of the fence repairs.

Thank you for your help as we accomplish this work!
